NOTE> Residents and/or their contractors are not allowed on Southshore common areas including native grass areas.  Any damage to Southshore common areas will be repaired by a Southshore approved vendors and the cost will be billed to the homeowner.

Read the Design Guideline so you know what is and isn’t allowed. These guidelines are maintained by the Design Review Committee (DRC). This committee of resident volunteers review all DRC submissions for any exterior home change or modification.  
 

Design Review Request Form

As a Southshore Resident you are required to complete and submit a Design Review Request Form for any proposed exterior changes.  Submit completed forms to southshore@amihoa.com.  If you have questions, contact AMI at  720.870.2221 or email southshore@amihoa.com.

Permitting

Once you receive Design Review Committee (DRC) approval, it does not constitute approval of the local building department and/or any other governmental regulations and laws, and you may be required to obtain a building permit.

Plot Plans

The DRC request a copy of your homes plot plan to be include with your request form.  You can obtain a copy of your homes plot plan, Click Here.

DRC Approval

DRC is a committee comprised of Southshore Residents.  The DRC will complete their review within 30 days of submission.

Once you receive written approval, you must complete the project within 6 months.  A Homeowner Association representative may enter your property for exterior inspection at a mutually agreed upon time.

House Paint

Special Considerations: The intent is to provide the homeowner with the opportunity to have a combination of colors that appeal to their aesthetic desires and, at the same time, compliment adjacent homes.

As time passes, tastes change. Colors used during the original development may no longer be in style. It is the DRC’s intent to maintain a contemporary color selection that satisfies the majority of homeowners. 

Guidelines:

a) Adjacent house colors affect the field colors that may be approved. It is imperative that clusters of similar field colors are avoided. The DRC may be able to provide you with color chips and larger paint samples to help you in identifying your current and future color combinations.
 
b) Please provide one (1) set of all color chips of field, trim, garage door and front door colors with your request.

c) Homeowners may not select colors identical to, or substantially similar to colors on homes
adjacent to, or immediately across from their own home (front and rear). Please provide a picture of your neighbor’s house colors on both sides and across (if applicable) with your request.

d) Permanence: Generally, you may expect 3-5 years of wear between paintings. You will likely find the trim deteriorating more quickly than the field, especially for those areas that receive frequent exposure to direct sunlight.

Fences/Gates

All homes require to have a lot boundary fence to include wing fences. DRC approval is required.

Do Not Attach Items or Modify a Southshore Maintained Fence
 
Residents and/or Homeowners are not allowed to modify or attached items to the Southshore maintained fence.  The only exception is temporary holiday lighting, which must be attached using temporary means such as wreath hangers.  
No nails, hooks, screws or other hardware may be attached to the Southshore maintained fence. If a resident and/or homeowners would like to install a gate, Design Review Committee (DRC) approval is required beforehand.  For more information refer to the DRC page, Click Here.
 
BUILDER OR DEVELOPER INSTALLED FENCES ONLY
 
Perimeter Fences Maintained by the Metro District:
 
Maintenance of these fences is the responsibility of the Metro District, unless otherwise noted.  The fence stain shall be completed by the developer and maintained by the Homeowner. No fence provided by the developer may be removed and if replaced it shall only be replaced with the same fence type. Any additional fencing must be approved by DRC and installed by the homeowners.

Trees

Trees in the common areas

Trees on Residential Property
 
Trees on resident property, including the tree lawn, are not maintained by Southshore, these are homeowner responsibility. The builder typically plants the initial trees, you may check with your builder warranty contact to see if a tree is under warranty. 
 
Tree Lawn (between the sidewalk and street)
 
The “tree lawn” is the strip of landscaping between the sidewalk and the street. Tree lawn maintenance is the responsibility of the homeowner for the tree lawn area adjacent to their home. The tree lawn is owned by the City of Aurora as part of the public right-of-way, but the homeowner is responsible for its upkeep.  View the Design Guideline Manuals for more information on landscaping requirements for the tree lawn area, including the requirement for a deciduous tree every 30 linear feet.

Chase Drains

It is normal for water to periodically flow over sidewalks and driveways due rain, snow melt, and sump pump discharge. If water continues to flow over your sidewalk, it could become a nuisance, creating algae growth in the summer and ice in the winter. When water becomes a nuisance, it is the homeowner’s responsibility, by law, to eliminate hazards. Southshore frequently fields inquires on excess water over sidewalks.  Unfortunately, the sidewalk and tree lawns (landscaping between street and sidewalk) is property of the City of Aurora.  
 
Update September 1, 2023
 
The City of Aurora has decided it was time to help residents out. Starting on Wednesday September 6th, the City of Aurora will begin accepting applications for the Chase Drain Rebate Program. To apply for the rebate, go to auroragov.org
